Guide

What happens on replacement day

A roof replacement is loud, dusty and usually over faster than people expect. Knowing the order of work makes it easier to plan around.

The order of work

  1. Setup

Dumpster and materials arrive, often the day before. Tarps go over plantings, and ladders and safety gear go up.

  2. Tear-off

The old layers come off down to the deck. This is the loudest part, and the house will shake.

  3. Deck and flashing

Soft or rotted boards are replaced, then underlayment, ice barrier, drip edge and flashing go on.

  4. New roof and clean-up

Shingles or membrane go on, vents and ridge are finished, and the yard is swept for nails.

Getting the house ready

Move cars out of the driveway and away from the house. Take pictures and mirrors off walls on the upper floor, cover belongings in the attic against falling dust, and keep children and pets away from the work area.

Make sure the crew can reach an outdoor outlet and water. If you have tenants, tell them the dates and expected hours early.

When it is finished

Before the final payment

  • Walk the property and check for nails in the driveway, lawn and beds.
  • Look at the flashing around chimneys and walls, and ask for photos of anything you can't see.
  • Get the manufacturer's warranty registration and the contractor's workmanship warranty in writing.
  • If a permit was needed, make sure the final inspection has passed.
  • Keep in mind that the law bars contractors from demanding the final payment before the work is complete (Division of Consumer Affairs guidance).
